What is "Fujimi House"?
A.
Established in 1965, FUJIMI-HOUSE CO., LTD. is one of the leading real estate companies in Tokyo, specializing in development and sales of high quality apartments and houses. In recent years, with the increase of the customers from abroad, Fujimi House established a International Real Estate Division in order to cater for their special requirements and to provide good accommodation to foreign communities.

Q.
What is the difference from regular real estate agencies in Japan?
A.
When you rent a house with regular apartment agencies in Japan:
1.
Usually, you need a large deposit (or key money, "shikikin" in Japanese) that is equivalent to 2 month's rent, and a thankful money to the landlord (or "reikin" in Japanese) that is equivalent to a month's rent (not refundable), and an agent fee equivalent to a month's rent (not refundable of course) to rent a room in Japan. Along with the first month's rent, you need to prepare a large amount of money equivalent to 5 month's rent (For example, if your monthly rent is JPY100,000, you have to ready about JPY500,000 for moving.)
2.
You have to look for a guarantor, or a co-signer who is Japanese.
Most of apartments are not furnished, and you have to pay for utilities on your own. You have to apply for a internet service by yourself.

You can rent a house easily with Fujimi House:
1.
You only have to prepare JPY30,000 deposit (up to JPY20,000 refundable) and the first month's rent. (For example, if your rent is JPY100,000, you have to ready about JPY130,000 for moving.)
2.
You don't have to look for a guarantor, or a co-signer.
3.
Rooms are furnished, utilities and free Internet access are included in the rent, so you don't have to experience the hassles of doing the paper works in Japanese.

Q.
Can I contact you in Japanese, English or Chinese?
A.
Yes. Members of Fujimi House have experiences of living abroad, and are bilingual. You are always welcome in Japanese, English or Chinese.

About our rooms

Q.
What is the difference between apartment /guesthouse /dormitory?
A.
1. Apartment
You have a total personal living space including bedroom, living room, bathroom, toilet and so on.
Gender is not limited under this certain agreement.
Tenants may be one or more, however numbers are required to be specified and monthly rent will be different.
Please contact Fujimi House staff first if you will move in with children.
2. Guest House
Guest house is a partially shared accommodation. You will have a private bedroom with locks while sharing the living room, kitchen, bathroom, toilet with other people.
There are three types of rooms: Female room / Male room / Not limited
Tenants may be one or more, however numbers are required to be specified and monthly rent will be different.
We don't suggest that you move in a Guest House with children and share it with other tenants.
Please contact Fujimi House staff first if you will move in with children.
3. Shared room
There two types of rooms: Female room or Male room.
You couldn’t choice who would be your roommate. But if you would like to live with someone you know please contact us first.
3-1 All-shared type:
2˜3 people sharing a room as well as bedroom, bathroom, living room, toilet, kitchen.
3-2Part-shared type:
2˜3 people sharing a bedroom and sharing bathroom, living room, toilet, kitchen with other tenants.
4. Dormitory
You are going to share your bedroom as well as other facilities with others. There are 2 or 4 bunk beds in a large room.

Q.
Are rooms furnished?
A.
Yes, they are. There are either a bed or a set of futon (Japanese style bedding) with clean linens, and simple furniture (ex. bookshelf, desk, chair, trash can, mirror...details differ from room to room) and even dishes. You can pop in with a suitcase and start your Tokyo life.

Q.
Are Air conditioners equipped in the rooms?
A.
Yes, they are. Each room has an air conditioner.

Q.
What is included in monthly rent?
A.
Utility expense like electricity, water & gas supply is included. And Internet connection is a service. You don't have to go through troublesome procedures to apply for these services.

Q.
How about telephone?
A.
Sorry, phone line expense is not included in monthly rent. Some rooms have a phone line (modular jack), so it is possible to make your own contract with a telephone company. But, we find that most of our tenants choose to buy or rent a mobile phone.

Q.
What else do I have to pay?
A.
We only require JPY30,000 deposit for each person, and it is partially refundable (up to JPY 20,000). (You should pay your first month's rent before you move in) There is no need for you to pay reikin (gift money to the landlord usually equivalent to a month's rent, not refundable) or shikikin (large deposit, usually equivalent to two month's rent, refundable but not much), or agent fee (usually equivalent to a month's rent, not refundable).

Q.
Do I need a guarantor?
A.
No. We may ask your parents or family's address if you don't have a permanent address in your country, and a name of a person or a group that we can make a contact in case of emergency, but we don't require a guarantor.

Q.
What kind of document do I need to rent a room?
A.
Your passport with a valid visa is necessary, If you had foreigner registration card please bring too. We will make a photocopy of these when you move in. Along with the deposit of JPY30,000, and the first month's rent.
You need to come over to our office to sign up a lease agreement and to receive the key to your room. We will ask about your occupation, name of the company or the school you belong to (of course, tourists are welcome too) and other personal data like your nationality. Fujimi House holds the right to refuse any reservation of the person who we judge is not suitable for the house.

Q.
How to reserve a room? How about from abroad?
A.
You can check the availability of a room from our website or simply by asking our staff by phone or email, and reserve a room by paying deposit. You can also pay the deposit by bank transfer or online card payment (from middle of June). Please contact us for further payment information. (Rooms or beds cannot be reserved without deposit).

Q.
What if I cancel my reservation?
A.
We are sorry to say that your deposit is not refundable in that case. Please understand, after you make your reservation, we have to say "no" to other customers that are interested in the room.

Q.
Can I take a look at the room?
A.
Of course, we would like you to take a look, as long as it is vacant. Please contact us to make an arrangement. You do not have to come over to our office, we can meet at the nearest station to the house. If it is not vacant, you can come over to our office and check some pictures of the room.

Q.
Are travelers or tourists welcome too? How about your minimum rental term.
A.
Our minimum rental term is one month. Travelers and tourists are one of the main groups we are providing service for and definitely are warmly welcome.

Q.
I am going to vacate the room in the middle of a month, but do I still have to pay for the whole month?
A.
No. We calculate your daily rent and multiple the days you will be staying for the last month. Please give us the exact date of moving out to calculate your final rent. (Except for tenants who would stay for less than a month. Our minimum rental term is one month, so if you vacate the room in the middle of the first month, we have to ask you for the whole month rent)

Q.
I want to share a room with somebody, can you arrange that for me?
A.
We have prepared several shared rooms or dormitory in some places. Each room will be shared by 2 to 3 people (shared room) or 4 to 8 people (dormitory). In other rooms, you will have to find your roommate on your own.

Q.
I am Japanese, can I rent a room in Fujimi House?
A.
Yes, Please contact our staff directly for more information.

Q.
My friend is coming to Tokyo. Can I let her/him stay in my room?
A.
For the shared-room and dormitory, guest stay is prohibited. For the apartment and guest house, guest stay is fine, but guest fee is required to be paid in advance. (JPY2,000 per night/person)

Q.
Where should I pick up the key on my moving-in date?
A.
On your moving-in date, tenant must come to our office to sign the lease agreement and pick up the key.

Q.
I am under 20 years old. Can I rent a room?
A.
Yes, you can, but your guarantor's consent is necessary. (e.g. authorization letter from your parents)

Q.
When should I inform you of the date I move out?
A.
When you decide to move out, please inform us at least 21 days prior to the anticipated move out day.
